On arrival you will be instantly captivated by the1885 homestead, one of the original villas of Balnarring. This incredible property is surrounded by a carefully curated orchard, paddocks with farm animals, a large electric pool and spa*, a clay tennis court, a nature walking trail through the native forest (with a hammock servicing as a wonderful centre piece for thoughtful moments), offering complete privacy and a truly unique rural escape.

* Please note: The electric pool does not heat outside of Summer months. The electric heated spa operates on a timed schedule.

This beautifully designed home has so many incredible spaces combined with colourful, curated curiosities. Guests will love the large open fireplace (wood is included with your stay), gracing the main living room as well as the outdoor firepit decorated with hanging lights, an adjacent large open plan dining space and chefs kitchen with a generous pantry for extremely memorable meals, a study desk in each bedroom and a separate shed hosting a billiard and table tennis table for those who love games.

The modern extension to this heritage villa will be an incredible vision for guests upon arrival. Each bedroom has been designed to take advantage of its heritage origin and each present a truly unique space. The deluxe wallpapered master retreat with ensuite bathroom and walk in robe is a highlight overlooking the spacious rose gardens and landscape and is a perfect vision at anytime of the year. A renovated bedroom wing hosting a main bathroom, 5 bedrooms (one with an ensuite bathroom) each present their own unique styling offering all guests comfort and luxury.

Relax and enjoy the two wood fires and curl up with a local Mornington Peninsula wine, great conversation and or a good book.

Wineries surround the property along with amazing Australian gum trees and native shrubs. Take a stroll around the 50 fruit trees, through the vegetable garden, 50 tree undercover orchard, around the 100 plus rose bushes or native pathways to relax in the hammock.

For those who enjoy games choose from a game of tennis, table tennis or billiards. In warmer weather guests will love the fully fenced large pool and integrated spa surrounded by nature.

This property, which is a working farm is truly unique and you will certainly feel so refreshed you will feel enticed to stay longer.

Please note: Dogs are allowed (max. 2) as this is a fully-fenced property. Do not allow dogs to enter sheep paddock at any time and please do not allow your pet to dig in the garden areas, ensuring that guests pick up after their dog.

Balnarring is a lovely small village located on the Western Port side of the Mornington Peninsula in Melbourne, Victoria, Australia and is approximately 86km (1 hour 15 minutes’ drive) south-east of Melbourne’s Central Business District and is located about halfway between Hastings and Flinders.

The area is surrounded by farmland, wineries and a great swimming beach also known as Tulum Beach which overlooks Phillip Island. One of the most scenic parts of Balnarring Beach is around Cliff Road which is situated on a bushy headland. A walking track winds its way down the cliff face to the sandy beach below, offering spectacular views along the coast. Balnarring Beach holds the award for the “Cleanest Beach in Victoria” from the Keep Australia Beautiful committee.

This lovely country village features the Balnarring Hotel, a large IGA supermarket and gourmet stores, cafes, restaurants and a new bar.


Please note:
(i) A Security Deposit (Bond) of $2,000.00 is required for all bookings. We (Holiday Shacks) will email you a week prior to your stay requesting payment of bond, with a link to pay this.

(ii) A 2.5% credit card surcharge applies to credit/debit card payments. After your stay, we process the return of your bond within 14 working days to process, once our housekeeping teams have checked and serviced the property and no bond deductions need to be made.

(iii) Terms and conditions will be automatically emailed to guests after their reservation is confirmed via email. Please note Holiday Shacks requires all guests to sign and fill out a No Party Policy document as part of our traveller verification process. Your booking is not confirmed until your traveller verification process has been conducted and confirmed by us.

(iv) Pets are allowed on application. Please advise us the breed and age of your pet for confirmation and please observe our Pet Policy under our terms and conditions of booking.

(iv) We do not accept schoolies, bucks or hens bookings, nor do we accept parties or events under any circumstances. This is due to strict council regulations enforced by the Mornington Peninsula Shire Council Short Stay Law to which you must agree to when booking with us.
